The site has already been scraped clean for Midlothian’s newest retail development.

Bulldozers have already prepped the site for a 16,393-square-foot strip mall to be located on the south side of U.S. Highway 287 just east of Walnut Grove Road.

“It will be the only retail fronting (Highway) 287,” said Ken Pritchett, who along with his son Bryan, are developing the property. “This is part of a plan we have had for that property for some time. It has all come together and we are looking to hold a formal groundbreaking next week.”

Pritchett anticipates opening the restaurants, professional services and retail center this winter or in early spring.

“We have already had a lot of interest in this development from both local and national accounts,” said Pritchett. “We hope to fill it up quickly.”

Pritchett said he is planning to invest between $2.5 million and $3 million to develop the site.

“We have designed it with over-parking capacity,” said Pritchett. “It will be a contemporary design with stone accents. It will fit well with what we are trying to do out there.”

The site is roughly two miles from Midlothian and a little over three miles from Waxahachie.

“Access to that site is so easy and it has high visibility,” said Pritchett. “The City of Midlothian did a traffic count recently and almost 30,000 vehicles pass every day.”

An eye clinic is proposed for the vicinity and a 15,000-square-foot office is also slated to be built in that area.

Pritchett said space can be built-to-fit depending on the client’s needs.
