A new 24-lot townhome development is coming to Peters Street by 2020, according to the property’s developer.

The project, a 2.662-acre townhome development called Petters Pointe, would construct 24 1,000-square-foot townhomes on undeveloped land located at the northwest corner of Peters Street and Parks School House Road. The two-story townhome buildings would have one interior garage, two exterior parking spaces, and a front and rear end setback of 20 feet, according to the zoning staff report.

The project is still pending approval by the Waxahachie City Council.

“There’s no townhomes or anything like that in that area at all,” stated, Brett Hess, Hachie Properties, LLC owner and developer. “It has great visibility. A good approximation to downtown, to the schools, and to the [Oliver E. Cliff] Elementary School right there.”

Hess remarked that the undeveloped area is a good piece of land that has good water and sewer access. Those qualities, he said, made the area ideal for development.

“It had good road frontage – good access to utilities,” Hess expressed. “We’d love to get started in six months.”

Hess explained that the townhomes would be available for rental upon completion of the development. Hess estimated that the costs per month would range between $1,750 and $1,850.

“It’s not apartments,” Hess clarified. “We’re giving these guys an alternative to the apartment-living. We’re looking for the care-free living.”

City staff has received two letters of support for the development within the 200-foot notification area, according to the zoning staff report. The property was unanimously approved for a zoning change from Single Family-3 to Planned Development-Multi-Family-1 during the Planning and Zoning commission meeting Tuesday evening.

The development proceeds to the Waxahachie City Council for approval. Hess stated that it would be six months before the layout will be complete, but pending the council’s approval of the development, he expects Petters Pointe to be open within a year.

The Waxahachie City Council’s next meeting is scheduled for 7 p.m. Monday, April 1 at the City Council Chambers, located at 401 South Rogers Street.
