Growth is on the rise in Waxahachie — literally.

The newest apartment complex to stretch into the skies of the Gingerbread City, The Mark on Solon, is under construction and set to open in July.

The complex, located at 630 Solon Road, hopes to provide a stylish design that complements the amenities offered to future residents.

Candi Munster, owner of The Mark on Solon, stated the feedback she has received from residents about the development has been overwhelmingly positive. She noted the goal is to create a community atmosphere where neighbors become friends.

“I can tell you that everyone calls — from families to one lady who told me that she and her husband were 91-years-old. They could not wait to move in there,” Muster said. “She asked if we had a work out facility and I said ‘yes,’ and she said, ‘good because that is very important to us.’ I thought that it was one of the cutest things.”

According to the National Multifamily Housing Council website, the total number of people who rent in the United States is 110,685,364. Of that number, 50 percent are under 30 years old, 23 percent are 30-44 years old, 19 percent are 45-64 years old, and eight percent are 65 years and older. The NMHC states that the median rent in 2016 is $970.

In the south, the average cost per month is about $945.

The Joint Center for Housing Studies of Harvard University found in its American Rental Housing study for 2017 that the rental housing markets have seen an upturn in demand over the last decade. Growth in renter households averages fewer than one million families annually since 2010. The Joint Center for Housing predicts that the number of renter households will increase by almost 500,000 from 2015 -2025.

The Mark on Solon has four apartment buildings with 112 one or two bedroom units. Five of those units are compliant with the American with Disability Act. Units on the bottom floor will have fenced yards and a gate.

The apartments are in a park-like setting with the buildings facing a courtyard area. Some of the features in the in the units include granite countertops, stainless steel appliances, over-sized garden tubs, designer lighting, vinyl wood plank flooring, and washer dryer connections.

Rent prices have not been set but are expected to range from $980-$1,380. Garages and storage units are also available to rent.

The complex also features gated access. Residents can use an app on their smartphone to remotely trigger the gate to enter. Cameras will be placed the entrances, exits, and at several other locations.

The front of the complex has an amenities center, which will feature an uptown-chic feel to it.

“The amenities center has a workout room and an internet café where you can use your computer. There is a little printer and business center. It will feature Starbucks coffee,” Munster explained. “The other thing about the amenities is that it has a resort-style pool. It is similar to what you have at a fancy hotel. There is also an outdoor cabana that is attached to the pool as well as outdoor dining. The cabana houses two grills and two dining areas.”

Muster added the property would feature a dog park and a playground for residents to use.

Builder Chris Acker stated the development has a total of seven buildings on the property with 145,000 square feet under roof. The buildings on the property will be composed of brick and low-pitched roofs with arched brackets.

“The amenities center we are looking (to open) for June. The large buildings will come online in stages,” Acker said. “The nearest building to Solon Road and the Waxahachie ISD Bus Barn will come online first.”

Construction crews are currently working on the buildings' mechanical systems, wiring, and heating and air conditioning systems. Structural inspections are being done as well.
