Members of the Waxahachie Chamber of Commerce were on hand to welcome Lillian Custom Homes to our local business community.

Lillian has been working in the Saddlebrook subdivision for the past two months.

“We are in the beginning stages of the development. We are around 20 homes right now that are in the process of being built. We had two spec homes that have already sold and people have moved into those. We are in the process of building two more,” Lillian Sales person Brittney Scully said. “There are not many first time homebuyers out here. With Lilian it is a move up community, which means that families are growing and they need more square footage.”

Scully said the Saddlebrook subdivision is comprised of two different parts. One is Saddle Brook Estates and the other is the Enclaves. The difference between the two is that the Enclaves have a large lot and more acreage in the rear of the home. Homes can rage in size from 1,600-3,000 square feet.

The subdivision has been zoned for a school, park, a pool, a playground and will have 27 acres of retail space off U.S. Highway 287. The eventual build out of the subdivision in 4,000 homes. Homes in the area start at $160,000.

“I know when they started the development that it was a bad time for real estate. How interest rates are at an all time low. You have just the best rates that you can possibly get,” Scully said. “You can get more home for the same amount that you would for an apartment. That has been really an eye opener for those families. Instead of being in a two and three bedroom apartment they can actually afford a 2,000 square foot home for the same price or less.”

Scully said Lillian has a program to honor people who serve the community such as veterans, active members of the military, police officers, firefighters and teachers. These programs are the Hometown Heroes and the Military Incentive Programs. Lillian gives people who qualify a $10,000 incentive that goes toward upgrades in the home.

Scully said when people visit the subdivision they like the floor plans and immediately feel at home. Potential buyers visualize themselves in the home, moving in and having family and friends over for big events. Lillian is building in the Park Place, Willow Springs, Estates of Garden Valley and Katy Lake subdivisions in Waxahachie. Lillian will also build homes on a lot that is already purchased by a homebuyer and is not located in an existing subdivision.

The Saddlebrook model home is located at 114 Shetland in Waxahachie. It is open from 10 a.m.-6 p.m. Monday – Saturday and noon-6 p.m. Sundays.
